The garage door must be lubricated and inspected routinely. The tracks, hinges, and rollers of the door must be cleaned thoroughly. Do not use oil first, as this collects dirt. Instead, take a rag and soak it in paint thinner and clean the tracks, hinges, and rollers well. Afterwards, penetrating oil can be applied. Any excess is easily removed with towels or rags. It is very important to maintain a lubricated door, and to oil it annually. Not doing so adds strain and causes premature failure.
Make sure all screws and bolts are sufficiently tight and secure. All mechanical devices, including hinges, pulleys, chains, and rollers, must be inspected for signs of wear. The windows should be checked for any loose putty and well as the doors bottom to make sure the weather stripping is intact. If there is wear and this is not operating optimally, it will not form a seal as the door closes. In attached garages, window that leak or bottoms with worn weather stripping lose heat. This in turn leads to an increase in the cost of energy.
The floors of a garage must be maintained cleanly and all salt or dirt swept away. This debris is readily removed using a hose, power washer, or broom. It should not be swept away into an area with shrubbery or grasses. If road salt comes in contact with plants it can cause damage.
When dirt is left on the floor it can be carried indoors where it wears down carpets and contributes to dust. If road salt formulated to melt ice sits on a garage floor for long enough, it may cause the concrete to flake. To prevent this, clean out salts and dirt at least once a year.
Floors can be further cleaned of oil stains by using chemicals or general cleaners. However, if made of asphalt, a detergent cleaner needs to be used. This is because turpentine, gasoline, and kerosene sitting on asphalt will make it deteriorate over time.
Stains are removable using a degreaser. Cover the concrete with the mixture and let it stand for a few minutes. Then it should be scrubbed with a brush or nylon pad. The mess can be collected into a puddle and picked up using a dustpan and transferred to a bucket. If it still looks dirty, this process can be repeated.
Garage maintenance is critical so that the door, floor, and indoors remain fully functional and long lasting. Oiling and sweeping must be done at least once each year. Floor should be cleaned and scrubbed as frequently as deemed necessary. Failure to do so results in damage and premature failure.
